It all comes down to the numbers. If your home is listed at $800,000 and one buyer writes an offer for $820,000 and asks you to pay commissions and another buyer writes up an offer for $800,000 but will pay the 5% premium at closing, which offer is the best offer? The offer for $820,000 is exactly that but the offer for $800,000 where the buyer pays the 5% premium (commissions) equals $840,000, so the lower offer is a better offer.
